What this site is

TheHouseBuyers.com operates this website as an online marketplace where homeowners, investors and wholesalers can post properties and exchange offers. TheHouseBuyers.com is not a real estate broker or agent for any user, does not represent buyers or sellers in transactions between other users, and is not a party to those transactions.

We may buy properties too

TheHouseBuyers.com buys houses. We may review listings before they are published, contact people who list or request offers, and make our own offers, which are labeled "Direct Buyer." Sellers are never required to accept our offer.

Listings and numbers

Listing details, including prices, after-repair values (ARV), repair estimates and photos, are provided by the person listing and are not verified by us. Buyers must do their own due diligence, including inspections, title searches and valuations.

Offers

Offers and acceptances made on this site are expressions of interest. They are not binding purchase agreements. A sale happens only when both parties sign a written purchase contract.

Wholesalers

Users who market properties they have under contract must hold a valid equitable interest, disclose that they are marketing a contract interest, and follow all state and local laws, including any licensing, registration and disclosure requirements.

Fair Housing

Listings must follow the federal Fair Housing Act and state and local fair housing laws. Content that expresses a preference or limitation based on a protected class will be removed.

Accounts and content

You are responsible for your account and for the accuracy of what you post. We may edit, reject or remove listings and suspend accounts at our discretion, including for spam, misleading listings or abusive behavior.

Contact and privacy

By creating an account or submitting a form, you agree that we may contact you by phone, text or email about properties and offers. We do not sell your personal information. Street addresses of listings are shown only to logged-in members.
